Property management software · Built to order

SOFTWARE THAT FITS.

Property management and development software, built around the portfolio you actually run — every unit, lease, work order and draw in one system instead of five.

Most property management software is built to fit everyone, which is exactly why it fits no one. We build the other kind — a system shaped to your portfolio, your workflow, your numbers.

01 — What we build

Three problems, one system

Managers and developers work the same buildings from opposite ends — one running them, one building them. Most teams buy separate tools for each and spend the rest of their time reconciling the numbers.

01

Property management

Units, leases, work orders, tenant communication and owner reporting in one place. One record per unit — not five systems that half-agree about what a unit is.

  • Lease & renewal tracking
  • Maintenance queue & vendor dispatch
  • Owner statements & portals
02

Development

Project timelines, draw schedules, budget lines and inspection status — with the paperwork trail attached to the parcel instead of buried in somebody's inbox.

  • Draw requests & budget lines
  • Permits, inspections & milestones
  • Handover into management
03

Data & integrations

The unglamorous layer that decides whether the rest works. Migration off your current tools, accounting sync, document storage, and clean APIs between the systems you already pay for.

  • Legacy migration & cleanup
  • Accounting & banking sync
  • Reporting warehouse

02 — The backend

At 800 units, features stop mattering. Trust starts.

Past a few hundred doors, the thing that breaks is never the interface. It's a number that two systems disagree about, on the day you need it.

    1. Every change is a record

Who changed the rent, when, and what it was before. Append-only history on the fields that matter, so a dispute is a lookup rather than an argument.

    2. Backups you have actually restored

Nightly encrypted snapshots, off-box, with a restore rehearsed on a schedule. An untested backup is a rumour.

    3. Access that matches the org chart

A site manager sees their building. A bookkeeper sees ledgers, not tenant files. Roles enforced server-side, not hidden in the UI.

    4. Your data stays yours

Documented schema, full export on demand, no hostage pricing. If we ever part ways you leave with everything, in a format you can use.

    NO SEAT FEES.

Per-door and per-seat pricing punishes you for growing. A system you own costs what it costs to build, then what it costs to run — at 80 units or at 8,000.

    03 — Process

    How the work runs

    01

    Map

We sit with the process you have now — spreadsheets, inboxes, the thing only one person knows how to do. Nothing gets designed before it's understood.

    Week 1–2
    02

    Prototype

A working slice of the highest-pain workflow, with your real data in it. You click it, you break it, we adjust before anything is expensive.

    Week 2–5
    03

    Build

The system gets built in the open, in shippable pieces. You see progress weekly and change direction while changing direction is still cheap.

    Ongoing
    04

    Migrate

Legacy data comes across reconciled and checked, not dumped. Old and new run side by side until the numbers agree twice.

    05

    Run

Monitoring, backups, and a direct line to the person who wrote the code. No ticket queue, no tier one, no explaining your business again.

    Continuous

    04 — Why custom

    Five reasons it's worth it

    • 01

It fits the portfolio you have

Mixed-use, scattered-site, an oddly structured owner split, a building still in construction — the edge cases that break off-the-shelf tools are just requirements here.

    • 02

One system instead of five subscriptions

Every tool you bolt on is another export, another reconciliation, another place the truth can drift.

    • 03

It changes when your process changes

New fee structure on Monday, live by Friday — instead of a feature request that dies in someone else's roadmap.

    • 04

      You own the thing

Source, schema and data. Nobody can reprice your operations software once you depend on it.

    • 05

You talk to whoever built it

Small on purpose. The person answering the phone is the person who can fix it, today.
